Dues and Late Fee Schedule:

Dues are billed Quarterly (but accrue monthly): $600 per lot/per quarter.
Dues can be found in your portal/ No statement will be mailed.

Late Fee Policy (as per CCR Article IX ¶9.08)
A late fee of $50.00 per quarter will be assessed on outstanding balances. These fees will be applied on the following dates each year:
April 10th for Jan, Feb, March (first quarter),
July 10th for April, May, June (second quarter),
October 10th for Jul, Aug, Sept (third quarter), and
January 10th of the following year for Oct, Nov, Dec (fourth quarter).
     Please note:
In addition to the late fee, INTEREST of 12% accrues.
Late fees are subject to the Board's discretion and may be adjusted at any time.

For any property account with a balance past due by more than 90 days, a Notice of Impending Lien Filing will be issued. All expenses associated with the lien process will be charged to the property owner and added to the outstanding balance.

You are encouraged to pay your dues through your Portal, OR you can pay by check. If you would like to pay by check, please see the mailing address below.

What your dues pay for:
Maintenance of the residential lawn and flower beds in all common areas.

>Irrigation of all common areas
>Maintenance of Irrigation Systems in common areas
>Annual mulch installed in common areas
>Seasonal color installed in common areas twice yearly
>Scheduled fertilization of lawns and ornamental beds in all common areas
>Scheduled weed control for lawns and ornamental beds in all common areas
>Services of a professional Managing Company
>Septic Grinder station
>Winter road services

Meetings:
BOD meet as called. Items to be included on the agenda must be submitted at least seven business days in advance of the next scheduled Board of Directors meeting.
