Welcome, New Residents

Welcome home! We want to make your move into an RE501-managed property as smooth as possible.

Your new-resident checklist

  1. Watch for your lease and move-in instructions.

  2. Set up your individual Resident Portal account.

  3. Review your lease, payment requirements, and maintenance responsibilities.

  4. Confirm your move-in date and any remaining requirements with the RE501 team.

Other payment options

Your portal can generate a reusable payment slip for participating payment locations, which may include CVS, Kroger, Walmart, Dollar General, Family Dollar, Walgreens, ACE Cash Express, and Casey’s.

RE501 does not accept cash at its office.

Paper checks, money orders, and bank-issued bill-pay checks may be mailed to:

RE501 Partners

Maintaining Your Home

Living in a rental home is a partnership. RE501 coordinates major property repairs, while residents are responsible for routine upkeep and issues caused by resident actions or inaction.

RE501 generally coordinates

  • Major drain and plumbing problems

  • Heating and air-conditioning repairs

  • Plumbing hardware

  • Electrical issues

  • Roofing

  • Water heaters

  • Dishwashers

  • Stoves, ranges, and ovens

Residents are generally responsible for

  • Lightbulb and battery replacement

  • Lockouts and resident-requested lock changes

  • Garage doors and remotes when damaged or lost by the resident

  • Lawn and pool care when required by the lease

  • HVAC and water-filter replacement

  • Minor sink and toilet clogs

  • Routine pest control

  • Damage caused by residents, occupants, guests, pets, misuse, or failure to report a problem

Your lease controls the specific responsibilities for your property. If you are unsure who is responsible, submit the issue through the Resident Portal so the RE501 team can review it.

Maintenance Requests

Please report maintenance concerns promptly. Early reporting helps prevent small issues from becoming larger and more expensive repairs.

Through your Resident Portal, you can:

  • Request repairs and maintenance service

  • Upload photos and videos from your phone

  • Track maintenance activity

  • View your service history

  • Receive updates and appointment notifications

  • Reschedule service visits when available

Maintenance emergencies

For a maintenance emergency, call our 24/7 emergency line:

CALL 501-400-7500, EXT. 3

Examples of possible emergencies include active flooding, a major water leak, fire, suspected gas leaks, or another condition creating an immediate threat to people or the property.

For fires, suspected gas leaks, medical emergencies, or immediate danger, leave the property when appropriate and call 911 first.

Resident-caused damage

If a repair is determined to be the resident’s responsibility, RE501 may coordinate the work through an approved contractor and charge the applicable cost to the resident’s account. Report the damage promptly so it can be handled safely and efficiently.

Even in THE 501, "life happens", and things occasionally get broken.  However, when residents are responsible for damages, we have an established process for making repairs at our discounted contract rate.  As your RE501 PARTNERS, we will always do our best to have a maintenance technician or authorized contractor fix the damage in a timely manner!

RE501 does not accept cash at its office.

Pets are permitted at many—but not all—RE501-managed properties. Restrictions may be established by the property owner, insurance requirements, local ordinances, or HOA and community rules. These restrictions may address the number, size, species, or breed of animals permitted.

RE501 reviews reasonable-accommodation requests for assistance animals in accordance with applicable fair-housing requirements.

When a property allows pets, an additional refundable pet deposit may be required. Deposit requirements and other pet-related terms will be outlined in the lease or pet agreement.

Residents should report problems promptly, even if they are uncertain who is responsible for the repair.
