Dues and Late Fee Schedule:
Dues are paid annually: $150 per lot.
Owners should be prepared and budget for an increase in 2027.
Dues can be found in your portal/ No statement will be mailed if we have an email address for the Homeowner(s).
Unpaid balances create a projected deficit
Timely dues allow the Association to fund community improvements and maintain financial health.

2026 One-Time Late Fee for Delinquent Accounts:
Effective April 1, 2026
Applies to any past-due balances:
$600 for balances over $480
$250 for balances between $200–$479
$50 for balances of $199 or below
This fee does not include administrative or legal fees
To avoid fees, pay your balance in full or contact management for an approved payment plan
2026 Annual Dues: Effective January 1st
Due Date: January 1st
NEW Late after: March 31
As a courtesy, late fees and interest will be waived for 2026, except for delinquent accounts noted above.

2027 Annual Dues and Late Fees:
Due Date: January 1st
NEW Late after: March 31st
NEW Late Fees: $50/month starting April 1
NEW Interest: 12% per year on overdue balances
Collection Actions: Liens and other actions may begin July 1

You are encouraged to pay your dues through your Portal, OR you can pay by check. If you would like to pay by check, please see the mailing address below.

Maintenance of the lawn and flower beds in all common areas.

Meetings:
BOD meet as called. Items to be included on the agenda must be submitted at least seven business days in advance of the next scheduled Board of Directors meeting.
