Get Verified for a Showing
Basic identity verification is required before a self-showing can be scheduled.
Before receiving a self-showing invitation, each visitor must complete a brief identity-verification process. This helps protect prospective residents, property owners, agents, and the public from rental fraud.
What you’ll need
Your date of birth
Basic identity information
A photographic ID, such as a driver’s license, passport, or identity card
A selfie taken with your phone or computer webcam
How verification works
Enter your date of birth and basic identity information.
Take or upload a clear photo of your identification. Make sure all four edges of the document are visible.
Take a selfie when prompted.
Watch your text messages and email for the result.
After successful verification, you will receive an invitation to schedule your self-showing. Verification codes are usually sent within four business hours.
If your verification cannot be completed, you will receive a notification. You may try again or text 501-400-7500 for help.
Automatic verification depends on whether the submitted document is supported. If it cannot be verified, you may be asked to provide another form of photographic identification.
Prefer to meet an agent?
You may request an agent-assisted showing instead of completing verification for a self-showing.
Application Information
We want applicants to understand the screening process before applying. Applications are processed using RE501’s published guidelines.
Screening may include:
A full credit report
A criminal-background report
Social Security number verification
Rental-reference checks
Verification of income and the required income-to-rent ratio
Before you apply
Choose an available property before beginning your application.
Every adult age 18 or older who will occupy the property must submit an application.
All minor occupants must be listed.
Each adult applicant must pay the nonrefundable background-check fee.
An administration fee may apply to some properties.
Application fees
Background-check fee: $50 for every adult who will occupy the home. This fee is 100% nonrefundable.
Administration fee: Some homes—but not all—have a one-time administration fee. Only one fee is charged per home, not per applicant. The fee will always be less than 10% of the monthly rent and is due before or at move-in. If an application is not approved, the fee is refundable less $25.
No refund will be provided when erroneous or fraudulent information is submitted with an application.
Security deposit
A security deposit of at least one month’s rent is due within 24 hours after application approval.
When multiple applications are being considered, failure to provide the required deposit within that period may result in the applicant losing their position in the queue. The application may be treated as rescinded, allowing the next applicant to become the primary applicant.
If an applicant cancels more than 24 hours after submitting the deposit, the deposit may become nonrefundable.
Reasons an application may be denied
Requirements may vary by property. Reasons for denial may include:
A credit score below the property’s required threshold
Excessive offenses appearing on a criminal report
Recent felonies involving people or property
A history of unlawful detainers, certain judgments, or evictions
Rental references that do not meet the guidelines
Income that cannot be verified or does not meet the applicable guidelines
Large dogs or certain dog breeds, subject to applicable assistance-animal protections
A requested move-in date that is too far in the future
Failure to meet another property-specific requirement
False, erroneous, or fraudulent information
If your application is declined
If an application is declined because of information in a credit report, RE501 will provide the name, address, and telephone number of the reporting agency that supplied the information. You may request a copy of your report from that agency within 60 days of the denial.
Fair Housing commitment
We are pledged to the letter and spirit of the United State Fair Housing policy for the achievement of equal housing opportunity throughout the nation. We encourage and support an affirmative advertising and marketing program in which there are no barriers to obtaining housing because of race, color, religion, sex, handicap, familial status or national origin.
DID YOU KNOW? Renting from a licensed property manager protects you and your security deposit more. Not only are we bound by the Landlord-Tenant laws of the State of Arkansas, the requirements of the Arkansas Real Estate Commission (AREC) also bind us. Unless notified otherwise, your security deposit will be kept in our escrow account registered with the AREC.
